Great Day Improvements’ growth demonstrates strength of the JobsOhio Regional Network & support for Ohio manufacturing

Great Day Improvements, a leading direct-to-consumer provider and manufacturer of premium home improvement products known for brands such as Patio Enclosures and Universal Windows Direct, is strengthening its roots in Northeast Ohio through a major consolidation and expansion of its manufacturing operations. The project not only reinforces the company’s long-term commitment to the region but also highlights the power of the JobsOhio regional network, which is working seamlessly across the state.

Headquartered in Northeast Ohio, Great Day Improvements has maintained a significant footprint across the region for decades. As part of its latest investment, the company is consolidating facilities and adding jobs to increase manufacturing capacity, improve efficiency, and position itself for scalable growth.

In total, 412 new jobs will be added in Walton Hills, Bedford, and Twinsburg, representing skilled trades, manufacturing, operations, corporate services and more. For Walton Hills, the manufacturing expansion will bring more than 200 jobs to Great Day Improvements’ new, modern 247,000 square-foot manufacturing facility, where the company will produce and distribute numerous product lines. 

Rooted in Northeast Ohio — Positioned for Growth

At one point, the company was evaluating expansion options in both Ohio and New Jersey. Ultimately, Northeast Ohio prevailed.

The region’s deep manufacturing expertise was central to the decision. Manufacturing accounts for approximately 40 percent of Northeast Ohio’s industry base, providing a strong workforce pipeline and established supply chains. For a production-driven company, the region offered both stability and opportunity.

The Walton Hills facility provides the space and operational functionality needed to accommodate long-term growth across multiple brands—with proximity to the brand’s headquarters and other facilities.

The company’s lease agreement included language making the project contingent upon securing incentives, underscoring the importance of coordinated state and regional partnership in bringing the investment to fruition.

Strengthening Ohio’s Manufacturing Base

Great Day’s expansion reinforces one of Northeast Ohio’s core economic drivers: manufacturing.

Often described as the backbone of the regional economy, manufacturing continues to anchor job creation and economic growth across Ohio. By modernizing and consolidating operations, Great Day Improvements is strengthening traditional production capabilities while adding new technical and manufacturing roles.

The investment positions the company for continued growth from its Ohio headquarters. More broadly, it demonstrates continued confidence in Ohio’s workforce, business climate, and integrated economic development approach.

A Project That Showcases the Importance of Collaboration

The opportunity first came to Team NEO, the JobsOhio regional partner for Northeast Ohio, through Terry Coyne, a Northeast Ohio-based commercial real estate broker specializing in large, complex, industrial and investment properties. Great Day Improvements had not yet engaged with Team NEO or JobsOhio and was not aware of the incentives and resources available to support its expansion.

That early broker connection unlocked opportunity in Northeast Ohio… and across the state.

During due diligence, Team NEO uncovered planned job growth tied to another Great Day Improvements brand in the greater Cincinnati region. Through the JobsOhio regional network—comprised of seven economic development partners including Team NEO for Northeast Ohio and REDI Cincinnati for Southwest Ohio—the opportunity quickly expanded.

After identifying the Cincinnati component of the project, Team NEO worked with JobsOhio to engage REDI Cincinnati to support Great Day’s Southwest Ohio growth strategy. What began as a single-region consolidation became a coordinated, multi-region expansion effort resulting in nearly 1,000 new jobs across Ohio.

Rather than operating in silos, the regions worked together to share information, align strategy, and ensure the company could maximize its growth. This project is a clear example of how the JobsOhio regional network functions as an integrated system, ensuring companies receive seamless support regardless of geography.

Strategic Incentives and Statewide Alignment

Team NEO worked alongside JobsOhio and the Village of Walton Hills to structure a competitive support package that included a job creation tax credit and a JobsOhio grant tied to building improvements, machinery and equipment investments. The grant helped offset initial capital expenditures and strengthened the business case for expansion in Northeast Ohio rather than out of state.
